The East Wanneroo District Structure Plan (EWDSP), endorsed in August 2021 , sets out the long-term vision for one of Perth’s most significant and strategic growth areas. This comprehensive 50-year plan guides the progressive urbanisation of the district , balancing new communities with the protection of the area's rich natural environment.
The project is guided by a clear, community-focused vision:
- "East Wanneroo will be a place which offers housing and lifestyle choice for all generations, that supports, links and protects natural flora and fauna and wetland systems, and celebrates local historic and cultural values."
Key planning outcomes include:
- This plan provides the framework to transform 8,300 hectares of land into a vibrant, sustainable, and fully-serviced community.
- A New Community: Creating approximately 50,000 new homes to accommodate a future population of 150,000 residents.
- Economic Growth: Delivering up to 20,000 new jobs supported by dedicated employment areas and service commercial precincts.
- Vibrant Activity Hubs: Establishing a major District Centre in Gnangara and a Neighbourhood Centre in Mariginiup to serve as the new community's core for retail, business, and social activity.
- Connected Transit: Integrating the community with the wider Perth network by safeguarding a future transit corridor for METRONET and identifying two future transit stations.
- Diverse Housing: Moving beyond traditional suburban blocks to offer a wide spectrum of housing choices, including high-density Urban Neighbourhoods , Special Residential semi-rural properties , and unique Character Areas.
- Living with Nature: Designing a community where water is a defining feature. The plan protects and enhances significant wetlands, native vegetation, and parkland networks, linking them to create green corridors.
- Community & Education: Planning for all stages of life, with land allocated for six future high schools and up to 30 primary schools.
